Wed, 4th Nov 2026 (Today)
Park Nova has been named a finalist in the Best Living Project category at the MIPIM Asia Awards 2026. The Singapore condominium is one of three projects shortlisted.
Designed by PLP Architecture for Shun Tak Holdings, the Tomlinson Road development will compete against Dusit Residences at Dusit Central Park in Bangkok and Jockey Club i-Village in Hong Kong.
The shortlist is part of a wider field of 33 finalists across 11 categories from seven Asian markets. Organisers said a 19-member jury of investors and developers from across the region selected the finalists from more than 100 submissions.
Hong Kong and mainland China account for 22 shortlisted projects between them, while Japan has five finalists. Park Nova is Singapore's only finalist and its sole entry in the Best Living Project category.
Category changes
This year's awards feature revised categories intended to reflect changes in regional real estate investment. Best Living has been expanded from a residential category to include serviced living, while two new categories have been introduced for industrial, logistics and data centres, and for social impact and infrastructure.
Other shortlisted categories include mixed-use, retail, workplace experience, hospitality, refurbished buildings and urban resilience. The projects range from airport infrastructure and retail-led schemes to office buildings and large-scale urban developments.
Shortlisted entries outside Singapore include Hong Kong International Airport Terminal 2 in the Best Social Impact & Infrastructure Project category, Patina Osaka in Best Hospitality, Tourism and Leisure Project, and Westlake 66 in Hangzhou in Best Retail Project.
The jury said it assessed entries on sustainability, integration with the surrounding environment and community, user experience, economic contribution, originality of concept and architectural quality. Final results will be decided through a combination of jury scores and votes cast by summit delegates online and in person.
Singapore presence
Singapore projects performed well in the previous edition of the awards. Geneo, developed by CapitaLand, won Gold in the Best Mixed-Use Project category, while The Reef at King's Dock, 18 Cross and Union Square were also recognised.
The judging panel includes one Singapore-based member: Josephine Yip, Managing Director, Real Estate, Asia Pacific, La Caisse. The jury is chaired by Justin Chiu, Executive Director of CK Asset, and includes senior figures from ESR Group, CITIC Capital Holdings, APG Asset Management Asia, PIMCO Prime Real Estate and Nuveen Real Estate.
Chiu said the shortlist reflected shifts in the sector across Asia Pacific. "The jury was highly impressed by the quality and ambition of this year's shortlisted projects, which reflect an evolving approach to growth, resilience and placemaking across Asia. Together, they represent a new standard for the MIPIM Asia Awards, recognising developments that are redefining what real estate can achieve," he said.
He added: "The 33 shortlisted projects showcase everything from a landmark new development and a next-generation urban ecosystem to the innovative adaptive reuse of a heritage building. Each project demonstrates how the built environment can help create stronger, more resilient and economically dynamic communities for the future."
Regional field
The Best Living shortlist places Park Nova alongside projects from Thailand and Hong Kong, underlining the breadth of competition in a category that now covers a wider range of living formats. The broader awards field also highlights the weight of activity in Greater China, which dominates the shortlist across categories ranging from city-scale development to office design.
Shortlisted projects in the new Best Industrial, Logistics & Data Centres category include Alfalink Ibaraki in Japan, GLP Shanghai Neo Northwest Logistics Park in China and TCC DAKA Renewable Resource Recycling Centre in Taiwan. In the Best City Scale Development category, the finalists are Layan Verde in Phuket, Nusantara New Capital City of Indonesia and Shenzhen Dayun TOD.
Elsewhere, the Best New Development Project category includes 88 Pan Hoi Street in Hong Kong, Shanghai Baoshan Long Beach Winder Tower Complex and Tower Urban Oasis in Taipei. The Best Urban Resilience category is made up entirely of Hong Kong projects: Lee Gardens Rejuvenation, The Anderson - ARQ Site, HK, and The Splendid Upper Central.
The Best Workplace Experience Project shortlist includes 37 Cameron in Hong Kong, Konami Creative Front Tokyo Bay and Nikken Sekkei Hokkaido Office in Japan. In Best Refurbished Building Project, the finalists are Chongqing Longfor Beicheng Paradise Walk Renovation, Suzhou MixC World and The Siberian in Hong Kong.
For Park Nova, the nomination places one of Singapore's high-end residential developments in a regional contest shaped by broader definitions of housing and accommodation. It now stands alongside two other finalists as judges and delegates determine the final ranking in the Best Living Project category.
